Umdloti, (also known as Umdloti Beach), is a small residential property and resort town in KwaZulu-Natal, South Africa that is situated at the mouth of the Mdloti River north of Durban and now forms part of eThekwini, the Greater Durban Metropoliton. The name Mdloti is the Zulu word for a species of wild tobacco that grows here.

Umdloti's population increases drastically during the Christmas and Easter holiday season due to its idyllic seaside setting. The Umdloti property market comprises full title, free-standing homes, mainly on South Beach and sectional title apartments, located mostly on North Beach. Many of the latter are owned by non-residents as holiday homes or rental properties.

The Umdloti property market, although still small and peaceful, is only a five minute drive north of bustling Umhlanga Rocks and a ten minute drive from the King Shaka International Airport at La Mercy. It has two commercial centres, a Post Office and several restaurants.

Umdloti property owners enjoy easy access to the mainstream attractions of nearby Umhlanga including the Gateway Theatre of Shopping, The Crescent Shopping Centre, Umhlanga Country Club, Mount Edgecombe Country Club in nearby Mount Edgecombe and the The Natal Sharks Board.

Umdloti property prices range from R 1,000,000 for an entry level apartment to over R12,000,000 for an expansive luxury home with sweeping seaviews of the KZN North Coast. The town is split in two levels by an ancient, mature sand-dune, creating an upper and lower area of the town. A natural Rock pool by the beach creates a safe swimming area.

It's southern boundary consists of natural, sub-tropical bush and sugar cane fields. To the north, the Umdloti River and estuary. To the West, it abuts natural bush and behind that, the Tongaat-Hulett Sugar's Bellamont Estate. Umdloti is famous for dolphins that swim very close to the beach early every morning and July to November is a very good time for Whale watching when whales are seen from the beach.
